Consultation
Renovision’s licensed general contractor meets with you personally to walk the property and visualize first-hand your asset’s potential. At this point, we will have already verified zoning, real estate comparables, and additional local market data to enable us to bring the relevant information to the table to discuss your financial strategy with the investment property. From this 30-45 minute on-site meeting, you will walk away with an overview of renovations that will maximize your investment return pending on your exit strategy, as well as an outline of next steps.
Rehab/Return Analysis
Renovision’s team compiles the data and images pulled from the Consultation walk thru with the general contractor, comparables, and local market data to assemble a detailed written rehab budget and return analysis projecting annualized rates of return, cash flow, or net sales revenue. Relevant questions we assess during the analysis are “Will the renovation add value to your investment?” “Will it increase your rents?” “Does it decrease your maintenance?” “Is ti required to bring you up to a safety code?” Obviously, *all figures are subject to change and cannot be guaranteed* but it will provide you the information you need to make an well informed decision on the best exit strategy to capitalize on your investment property.
Design Plans
Renovision’s design team comes on board to work with the general contractor to provide hard-copy floor plans illustrating the updated room layout and room flow with the physical space renovations drafted in place. While these are not architectural building plans, they are drafted such that a general contractor or sub-contractor could pick them up and execute the build.
Construction
Renovision’s General Contractor will take the financial vision you brought during your consultation, data from the rehab analysis, and the decisions that you made during the design planning and integrate them into a XYZ construction project plan.
- Our General Contractor supervises and coordinates the construction team to execute the project plan, on budget, on time, and on target.
- Because of the volume of projects, we have economy of scale, using a package of standard renovation products, allowing us to purchase in bulk.
- We pull in a structural engineer as required when removing walls and adding spaces to ensure structural integrity.
